The following are due before occupancy: first month's rent, last month's rent, a security deposit equal to one month's rent, and a one-time exit cleaning fee of $450. Additionally, a non-refundable HOA application fee of $250 is paid directly to the HOA when submitting your application (separate from the above).
1. Submit application online along with the $250 HOA application fee. 2. HOA conducts review (credit & background check, references, etc.). 3. Upon HOA approval, confirm your move-in date. 4. Sign the 12-month lease. 5. Pay all amounts due prior to occupancy. 6. Pre-move-in walkthrough & inspection of the home. 7. Receive house and mailbox keys—you're in! 8. Set up rent autopay within 15 days of moving in.
The amount due prior to occupancy (first month, last month, security deposit, and cleaning fee) can be paid by check, bank transfer, or wire. Monthly rent is paid via automatic bank withdrawal (autopay only), set up during move-in through the owner's online payment service.
Yes. A late fee of 4% of the monthly rent applies to payments not received by the due date.

All major appliances are included: high-end refrigerator, 36" natural gas cooktop, wall ovens, dishwasher, washer and dryer. The home is fully move-in ready.
