The following are due before occupancy: first month's rent, last month's rent, a security deposit equal to one month's rent, and a one-time exit cleaning fee of $450. Additionally, a non-refundable HOA application fee of $250 is paid directly to the HOA when submitting your application (separate from the above).

1. Submit application online along with the $250 HOA application fee. 2. HOA conducts review (credit & background check, references, etc.). 3. Upon HOA approval, confirm your move-in date. 4. Sign the 12-month lease. 5. Pay all amounts due prior to occupancy. 6. Pre-move-in walkthrough & inspection of the home. 7. Receive house and mailbox keys—you're in! 8. Set up rent autopay within 15 days of moving in.

The amount due prior to occupancy (first month, last month, security deposit, and cleaning fee) can be paid by check, bank transfer, or wire. Monthly rent is paid via automatic bank withdrawal (autopay only), set up during move-in through the owner's online payment service.

Yes. A late fee of 4% of the monthly rent applies to payments not received by the due date.

The home is available unfurnished, giving you the freedom to express your personal style. All major appliances are included: high-end refrigerator, 36" natural gas cooktop, wall ovens, dishwasher, washer and dryer. The home is fully move-in ready. All windows fitted with premium blackout blinds—not shown in photos.

As a tenant, you receive full complimentary access to the community's 16,000 sq. ft. clubhouse—at no additional cost. This includes a resort-style pool with waterfalls, 8-person spa, 2-lane lap pool, kids' splash pad, 6 pickleball courts, 8 tennis courts, state-of-the-art fitness center, yoga/spin room, grand event hall, outdoor lounge, fire pit, cabanas, and 24/7 gated security.

We consider pets on a case-by-case basis. Please include your pet's breed and size in your inquiry message. A refundable pet deposit and additional pet rent may apply.

Tenants are responsible for electricity, gas, and water/sewer. Weekly pool maintenance and HOA fees, which cover community amenities, landscaping, and common area maintenance, are paid by the owner.

Yes. The community features 24/7 virtual gate attendant with controlled access. Residents enjoy a safe, private, and beautifully maintained environment.

Standard requirements include: proof of income, credit and background check, and rental history references. All tenants have to be approved by HOA to proceed. We welcome inquiries through licensed real estate agents.
